It all began in making the connection with a dedicated Realtor who helped to guide us toward a home for our young family, along with this, opportunity knocked with a bonus $5000 investment in a Point Douglas side by side Duplex Bank Repo in Winnipeg, Manitoba Canada. At first, wanting to use it as extra rental income but later, a family tragedy led to wanting to sell the latter property to help with family expenses. A $60,000.00 renovation working with an excellent contractor led to a house flip earning $75,000 profit.
With every success, there comes the reality of pitfalls.
The success of the duplex investment was shadowed by the need to provide an environment that was welcoming and problem free for raising 3 young girls. This story was not quite as uncomplicated as the first successful flip as the tragedy led to the necessity to put all my faith and trust in a known family contractor. The house was purchased for $108,000 but had known problems as the idea was to buy the worst house on the block, renovate and then sell. After the tragedy, the necessity for security of our family become the priority to allow for recovery and healing of our young family so I focused on making the home a place to call home, provide security and allow for healing and protection. Our contractor saw the opportunity, was given over $250,000 for the renovation project but the project never reached full completion, had huge discrepancies and took over 3 1/2 years to finally decide to let the contractor go. I felt like a failure as everything that had been sacrificed and gained was lost to the contractor placing our family in financial hardship. The financial hardship led to long days away from home working and with no support from outside connections, the three young girls had to endure two parents lost to the circumstances and tragedies of life. Appreciation value of the property without completion in renovations brought the total value to $380,000. The dollar value of the property has been sustained but the complications, emotional and time lost, created significant distress to our young family.
This story is not to discourage or destroy the motivation towards real estate investing, it is the very thing that drives the motivation for this company.
